Board of directors meeting minutes – July 2022

Attendees: President Conwell, Vice President Jacobson, Secretary Kibler(absent), Director Stroschein(absent), Treasurer Watts.  
Homeowners Present: 1 outside board, 1 board spouse

      1. Continued request for volunteer. One homeowner interested, another possible as well
    2. ACC Committee Report 
      1. Pre-fine letters are on hold pending for hurricane related repairs: Holds on repairs will be lifted during July 11th meeting 
        1. A motion was made by Jacobson, and seconded by Watts to lift the hold effective 90 days (Oct 11, 2022)
    3. Beautification Committee Report
      1. Flower bed maintenance is on hold for a short bit until the temps come back down.
      1. Decorations placed for Memorial Day and Fourth of July, Thank you!
  7. 7. Old Business 
    1. All dues have been collected for 2022.
  8. 8. New Business
    1. Discussion on replacement lighted mailbox posts. Conwell obtained a working parts list for mailbox replacement from Wes Henderson.  He will put together the list and send it out to the mailing list in the next newsletter.  Andy J, and others have volunteered to assist in the replacements.
    1. The September board meeting will be delayed one week as the 5th is Labor Day.  The next meeting will be on September 12th.
  9. 9. BOD Business Meeting Open Forum (a) – Rules adopted per Florida Statute 720.303(2)(b) 
    1.  Complaints from a homeowner:
      1.  A boat that has been stored behind the fence but is much larger than the average pleasure craft.  The homeowner has lost all privacy in their yard and requested the board’s assistance. An email was sent to the homeowner, with no return contact from the boat’s owner.  We will send a certified mail to the offending homeowner, with the violations of the Covenants in the coming days.
      1. On the other side of their home there is a inground pool that is not being maintained, and the water is currently black, which is a significant mosquito breeding ground and in violation of county codes.  Contact will be made with the homeowner to get it addressed.
    1. A discussion was started about potential modifications to the By-laws and CC&Rs.  The intent would be to strengthen the current rules that are in place and conform them better to our subdivision rather than boiler plate rules. To do this, President Conwell requested that all changes have an individual vote rather than an all-in-one vote, so that the needs and views of all homeowners are met.  
      1. Minimal items to be reviewed are non-natural objects above the fenceline (boats, trailers, etc)
      1. Nuisance items, trash in yards (primarily in rear yard)
      1. Ability to take electronic forms of payments for Dues and any other items.
