Board of Directors Business Meeting Minutes 
Monday November 7th, 2022

Attendees: President Conwell, Vice President Jacobson, Secretary Kibler, Treasurer Watts.  

Homeowners Present: 3 board spouses

1. Call to order –President Conwell @ 7:05 PM
2. Report of Notice of meeting – Agenda mailed out 10/30/2022, signs out by Jacobson 11/04/2022
3. Agenda Modifications
   1. Discussion of 2023 dues to be decided in December meeting – No change expected
4. Disposal of Unapproved Minutes –September 12th, 2022 – Business Meeting (Jacobson, Conwell(floor)) 
5. Report of Officers – State of Treasury – Treasurer Watts
   1. Monthly Treasurers report (Jacobson, Kibler)

   1. Compliance Committee Report

   1. ACC Committee Report 
      1. Current out of compliance homeowner has gone through litigation and is now awaiting an offer of settlement. Will continue to check with them before meetings for status updates
   1. Beautification Committee Report
      1. LoriAnn to call and get bids for 2023 mowing contract – No responses via email. Need someone to call list that was emailed.
         1. Retention Pond strips
         1. Fronts of signs
         1. Area around perimeter along 399/East Bay
         1. Weed Beds as needed
      1. Current landscape company will be eligible to make bid as well.
      1. Fall Decorations to go out this week.
7. Old Business 
   1. Document on mailboxes ongoing (busy), No update
   1. Street numbers painting – Watts, No update
   1. Update of fining schedule – Legal requested a few changes in the paragraphs above the table. Will need to revisit and check with attorney. Board will circulate document to review and have it delivered to attorney in early December
8. New Business
   1. First Review of 2023 budget – Well under the 2022 budget.
      1. Proposal to Merge Landscaping and Beautification
      1. Storage Locker to replace contingency
      1. Hospitality to replace Returned Deposits
   1. Formation of a new Committee – Hospitality (Welcome Wagon) LoriAnn to manage 
   1. Website will be moving servers in the coming months
9. BOD Business Meeting Open Forum (a) – Rules adopted per Florida Statute 720.303(2)(b)

10. The next meeting will be scheduled on Monday December 5th, 2022 at St. Sylvester Church at 7:00 PM.
