Board of Directors Business Meeting Agenda 
Monday December 13th, 2023
St. Sylvester Church Room 205 7:00 PM

Attendees:  2023 Board of Directions – President Craig Conwell; Treasurer Chester Watts, and Secretary Judy Kibler.  Absent was Vice President Loriann Jacobson.
      I.          Call to Order – President Conwell called the meeting to order at 7:07 p.m.
 
     II.         Report of Notice of Meeting – Due to rescheduling, President Conwell mailed out the agenda and neighborhood signs were posted by Andy Jacobson on three separate dates.
 
   III.         Agenda Modifications – None requested.
 
   IV.         Disposal of Unapproved Minutes – A motion to dispense with the reading of the November 6th, 2023, Business Meeting minutes was made by Kibler, and seconded by Watts.
 
     V.         Report of Officers – State of Treasury – Treasurer Chester Watts.
a.     The 2023 budget established of $6,150.00 was met. Expenditures through November totaled $7,150.00, with lawn service expense at the largest expense at $4,025.00 resulting in a negative $1,000.00 balance for the 2023 budget year. To align the budget, continued efforts will be made to reduce summer lawn service via minimizing the number of times the outside perimeter is mowed. The bank balance at November month end was $16,175.16. See attached Income & Expenditures Report.
b.     Ratify 2024 Budget – the 2024 budget was approved. The 2024 Budget was established at $6,190.00.  Continued efforts are underway to reduce the expenditure for lawn service which is the largest expense. 
c.      Approved 2024 Assessment – HOA assessment was recommended to remain at $100.00 per year. Invoices will be mailed out in the late December or early January timeframe.
d.     Motion was made by President Conwell, seconded by Kibler, to approve the report.
 
   VI.         Committee Reports
a.     Compliance Committee Report. No new compliance issues have been reported.
b.     ACC Committee Report. No activity to report.
c.      Beautification Committee Report. Christmas decorations were set out by Andy Jacobson, Brenda Linard, and Judy Kibler. Ms. Linard also donated straw to fill the entrance areas. Craig and Kristin Conwell agreed to dismantle the decorations after the Christmas holidays.   

  VII.         Election of 2024 Board of Directors
a.     The 2024 BOD will remain the same, with the exception of Loriann Jacobson resigning at the end of the year. President Conwell will work to secure a replacement before the January 8th board meeting.

 VIII.         New Business
a.     2024 Board Meeting Schedule. Board meetings have been scheduled for the first Monday of each of the following months:  January 8th; February 5th; April 1st; June 3rd; September 9th; October 7th, November 4th, and December 2nd.

   IX.         Old Business
a.     No activity to report.



     X.         The next HOA Business Meeting is scheduled for Monday, January 8th, 2024, at St. Sylvester Church at 7 p.m.

   XI.         Adjournment. There being no further business to review, the Motion was made by Kibler, seconded by Watts, to adjourn at 8:15 p.m.
