Call to Order: President Conwell called the meeting to order at 7:02 p.m.
Report of Notice of Meeting: President Conwell mailed out the agenda on 03/28/2024; and neighborhood signs were out by 03/29/2024.
Agenda Modifications: None requested.
Disposal of Unapproved Minutes: A motion to dispense with the reading of the March 4, 2024 minutes. Motion made by Kristen Conwell, and seconded by Judy Kibler.
Report of Officers – State of Treasury: Treasurer Chester Watts.Monthly Treasurer’s Report: The 2024 budget is established at $6,150. Motion to approve the Treasurer’s Report made by Judy Kibler, seconded by Kristen Conwell.
i.As of March 28, 2024, there are eight (8) homeowners who are partially due on payment of dues. Past Due letters were mailed on March 5th. Certified letters for 30-day notification of final notice will be sent out on 4/10/2024. Homeowners will be assessed the $25 late fee plus certified mail charges. For homeowners not paying their dues by 04/10/2024, Legal counsel will be consulted to proceed with legal action.  Committee Reports:
a.  Compliance Committee Report:
Continued communications are ongoing with one homeowner about CC&R infractions. The Homeowner is managing this situation through the proper legal channels and has agreed to replace the tarps until the situation is resolved with the insurance company. Proof of legal action has been requested to document the delay in adhering to HOA rules.
b.  ACC Committee Report:
i.The Compliance Committee is seeking a homeowner to serve on the committee. The Bylaws require the committee to consist of three members to address homeowners’ complaints.
ii.Additional complaints have been received concerning trash bins being visible from the road and/or to their neighbors. Trash bins should not be visible from the road, should be stored either behind fences or in garages, and should be retrieved from the road in a timely fashion. Homeowners are encouraged to correct such infractions and refer to the HOA Bylaws for specifics.
iii.Fences on East Bay Boulevard need attention as there are missing boards and some fences are propped up. Homeowners are responsible for maintaining their fences in the appropriate manner.Beautification Committee ReportPresident Conwell presented lawn service proposals for the Board to review. The lawn service contract for 2024 was awarded to Southern Breeze Lawn Service.

IX.        Next Meeting: The next HOA Meeting is the Annual Members meeting scheduled for 7 p.m., Monday, June 3rd, 2024, at St. Sylvester Church.
X.         Adjournment. There being no further business to review, the Motion was made by Chester Watts, seconded by Judy Kibler, to adjourn at 7:28 p.m.
