Board of Directors Business Meeting Agenda 
Monday December 2nd, 2024
St. Sylvester Church Room 205 7:00 PM 
6464 Gulf Breeze Parkway
Attendees:  2024 Board of Directors:  President Criag Conwell, Treasurer Chester Watts, and Secretary Judy Kibler.  The Vice President position is Vacant.
 
I.               Call to Order: President Conwell called the meeting to order at 7 p.m.
II.              Report of Notice of Meeting: President Conwell mailed out the agenda on 11/25/2024; and neighborhood signs were set out on 11/29/2024.
III.             Agenda Modifications: None requested.
IV.            Disposal of Unapproved Minutes: A Motion to dispense with the reading of November 4, 2024, minutes was made by Judy Kibler and seconded by Treasurer Watts.
V.              Report of Officers –.
a.     Monthly Treasurer’s Report: Treasurer Chester Watts submitted the Treasury report with Income of $6,179.40 and total 2024 expenses of $7,708.25 with lawn service accounting for much of the excess.
VI.            Committee Reports:
a.  Compliance Committee Report:
i.  None to report.
b.  ACC Committee Report:
                                          i.     The Compliance Committee is seeking a homeowner to serve on the committee.  The Bylaws require the committee to consist of three members to address homeowners’ complaints.
                                         ii.     An ongoing complaint received by the HOA Board concerns trash bins being visible from the road and/or to their neighbors.  Trash bins should not be visible from the road, should be stored either behind fences or in garages, and should be retrieved from the road in a timely fashion.  Homeowners are encouraged to correct such infractions and refer to the HOA Bylaws for specifics.  Notices will be forthcoming for homeowners who continue to ignore the bylaw.
                                       iii.     Fences on East Bay Boulevard need attention as there are missing boards and weak fences are propped up.  Homeowners are responsible for maintaining their fences in the appropriate manner.  Notices will be issued to homeowners who need to mend their fences.
                                       iv.     Unauthorized trailers need to be removed from the front yard and/or driveway.  
c.      Beautification Committee Report
i.       None to report 

VII.           Old Business: None to report.
VIII.          New Business: 
                                          i.     President Conwell made the Motion for homeowners’ fees to remain at $100 in 2025.  2025 Annual Assessment notices were mailed to each homeowner with a due date set for January 31, 2025.  Please make your check payable to Melissa Oaks Homeowners Association and mail it to: Melissa Oaks Homeowners Association, P. O. Box 6232, Navarre, FL  32566.  Your cancelled check will serve as your receipt.
 
IX.        Next Meeting: The next HOA Business Meeting is scheduled on Monday, February 3, 2025, at St. Sylvester Catholic Church at 7 p.m.  This will be the Annual Members’ Meeting.  Please make plans to attend.  
X.         Adjournment.  There being no further business to review, the Motion was made by Judy Kibler and seconded by Kristen Conwell, to adjourn at 7:30 p.m.
