Board of Directors Business Meeting Agenda 
Monday June 3rd, 2023
St. Sylvester Church Room 205 7:00 PM

Attendees:  2024 Board of Directors:  President Craig Conwell; Treasurer Chester Watts; and Secretary Judy Kibler (absent). 
 
I.               Call to Order: President Conwell called the meeting to order at 7:02 p.m.
II.              Report of Notice of Meeting: President Conwell failed to send out the agenda, and put out the signs.  It was a failure on his part due to life getting in the way.  Nominations are welcome to replace. 
III.             Agenda Modifications: None requested.
IV.            Disposal of Unapproved Minutes: A motion to dispense with the reading of the April 1, 2024 minutes. Motion made by Kristen Conwell, and seconded by Treasurer Watts.
V.              Report of Officers – State of Treasury: Treasurer Chester Watts.
a.     Monthly Treasurer’s Report: The 2024 budget is established at $6,150. Motion to approve the Treasurer’s Report made by Judy Kibler, seconded by Kristen Conwell.
                                          i.     As of June 3, 2024, there are two (2) homeowners who are delinquent on payment of dues. Past Due letters were mailed on March 5th. Certified letters for 30-day notification of final notice were be sent out on 5/9/2024. Homeowners will be assessed the $25 late fee plus certified mail charges. For homeowners not paying their dues by 04/10/2024, Legal counsel will be consulted to proceed with legal action.  Having your dues be delinquent will incur legal charges in excess of $400, and a lien put on the property.
VI.            Committee Reports:
a.  Compliance Committee Report:
Continued communications are ongoing with one homeowner about CC&R infractions. The Homeowner is managing this situation through the proper legal channels and has agreed to replace the tarps until the situation is resolved with the insurance company. Proof of legal action has been requested to document the delay in adhering to HOA rules.

i.       Thank you to Colton K. for putting out the Memorial Day flags
VII.       Old Business: None to report.
VIII.      New Business: None to report.
IX.        Next Meeting: The next HOA Meeting is the Annual Members meeting scheduled for 7 p.m., Monday, September 9th, 2024, at St. Sylvester Church.
X.         Adjournment. There being no further business to review, the Motion was made by Chester Watts, seconded by Kristen Conwell, to adjourn at 7:28 p.m.
