Board of Directors Business Meeting Minutes
Monday March 6th, 2023

2023 Board of Directors: President Craig Conwell, Vice-President Lori Ann Jacobson, Secretary Judy Kibler, Treasurer Chester Watts, and homeowner members of the Association.
HOA Members: Andy Jacobson; Frank Kibler; Kristin Conwell; Barbara Fleming
- Call to Order – President Conwell called the meeting to order at 7 p.m.
- Report of Notice of HOA Meeting – The HOA Agenda was emailed to all members on February 27, 2023, with signs posted on March 3, 2023.
- Agenda Modifications – None requested.
- Disposal of Unapproved Minutes – March 6, 2023 – Motion to accept the minutes was made by Kristin Conwell and seconded by Judy Kibler.
- Report of Officers – State of Treasury – Treasurer Chester Watts reviewed the Income and Expenditures Report for the time period of January 1 thru March 6, 2023. Income reported was $4,700; Expenditures totaled $544.81; resulting in a balance of $4,155.19. Notices were mailed to nine homeowners with past due HOA membership fees. On a motion by Ms. Jacobson, seconded by Ms. Fleming, the financial report was approved.
- Committee Reports
- Compliance Committee Report – Barbara Fleming represented the Compliance Committee and reported that there were numerous mailboxes lights out and one with no globe. President Conwell will email those homeowners who need to complete maintenance.
- ACC Committee Report – One property within Melissa Oaks continues to present a compliance issue, with present litigation between the homeowner and insurance company. Adjudication of this litigation is scheduled for June 2023.
- Beautification Committee Report – Midway Lawn Care LLC (Melissa Oaks’ Lawn Care Service) is offering up a 10% discount for all homeowners interested in signing up for services with them. Please contact Max Cyr at cyrmaxwell@gmail.com or call 850-206-6134.
- New Business
- President Conwell reviewed the HOA meeting schedule for the remainder of the year: May 1st, July 10th, September 11th, November 6th, and December 4th. The meeting room has been moved to Room 205.
- The HOA’s next business meeting will be Monday, May 1st at 7:00 p.m., same location.
- Adjournment – On a motion by Ms. Jacobson, seconded by Ms. Conwell, and with no objection, the meeting was adjourned.
