| Attendees: 2023 Board of Directions – President Craig Conwell; Vice President Loriann Jacobson, Treasurer Chester Watts, and Secretary Judy Kibler, and homeowner members of the Association. I. Call to Order – President Conwell called the meeting to order at 7:01 p.m. II. Report of Notice of Meeting – President Conwell mailed out the agenda on September 5th, 2023, and neighborhood signs were posted by Andy Jacobson on September 8th, 2023. III. Agenda Modifications – None requested. IV. Disposal of Unapproved Minutes – A motion to dispose of the July 5th, 2023, Business Meeting minutes was made by Fleming, and seconded by Jacobson. V. Report of Officers – State of Treasury – Treasurer Chester Watts. a. The 2023 budget established at $6,150 has been met. Expenditures for July totaled $4,459.03 with lawn service expense at $3,175.00 along with expenses for attorney fees, postage and filing fees, meeting room expense, hospitality, and a returned check. Ending balance $1,690.97 with a bank balance of $18,029.40. See attached Income & Expenditures Report. b. Motion was made by Fleming to approve the report with Kibler seconding. VI. Committee Reports a. Compliance Committee Report. Three compliance issues were addressed during the past two months with all issues being successfully resolved. b. ACC Committee Report. The current out-of-compliance homeowner’s insurance company went into default and claim turned over to State of Florida Insurance Board. The Board will continue to monitor the situation with the homeowners for updates. c. Beautification Committee Report. No activity to report. VII. Old Business a. All dues have been collected for 2023. VIII. New Business a. Meeting schedule for the remainder of 2023: November 6h and December 4th. The tentative budget will be reviewed on November 6th. The budget will be voted on and finalized on December 6th. IX. The next HOA Business Meeting is scheduled for Monday, November 6th, 2023, at St. Sylvester Church at 7 p.m. X. Adjournment.
